“Friendly staff, helpfull in our needs, Good quite, bed was comfortable, Great set up for kitchenette. Only thing is the bathtub not to great, and shower curtains were yellowish.”

“We stay here when we go to Gainesville. However this time the elevator was broken so we had to take the stairs with our luggage. Inconvenient. The staff is nice and friendly and the rooms are clean. We were offered a complimentary drink or snack for the inconvenience. ”

“We returned to the hotel late, and there were a couple of unfriendly hooded men in the parking lot next-door to the hotel. There did not appear to be cameras on that side of the hotel where I had to park we just hurried and got inside really quick. ”

“The people are very nice and there are always rooms avail. I love getting the one with the hot tub in the room. The pool is broken down and gross and probably a mosquito pit. The rooms were cleaned but not very good there was pee on the seat when we came in and the floors were so dirty my feet were black.”

“The property is in an amazing location with incredible secluded access to the Red River. It’s a little hike down to the river. But once you are there, it is amazing tranquility. Take your own pillows, sheets and towels. Also, this is a camping like experience. If you are looking for luxury, this is not your place. This is a place to get away from it all. The last 5 miles to the location are in white rock roads. I will return again and again”

“There is no other place in Texas I would rather be for a quick getaway than at the Lancaster Manor with Mrs. Connie and Mr. John. The French Room is home away from home, and at this visit, I had the eggs bennie instead of my usual Texas pancakes. YUM! Booking for stay #7 in June for my sister's birthday.”

“Never received arrival instructions for access to property. Tried to contact owner via messaging but got no response. Tried calling and phone had been disconnected. Place is up for sale and in need of repairs. ”

“They double booked us and had to stay in there doublewide. Smelled strongly of cigarettes. I have terrible asthma and my fiancé is pregnant and felt sick in there Everytime. Other than the that, very nice people and would have been 5 stars if we were in what we paid for”
