“Family of 6 - 4 kids 5 and under and and second family of 4 - 2 kids 3 and 1. The house setup was more than sufficient. Bedrooms were large and comfortable, the kids rooms was perfect. The back “living room/kitchen” had numerous additional sleeping arrangements if needed for teenagers if needed. If we return I’d book again here no questions asked. “I booked this rental based on the pictures and then read the reviews later. I was nervous after reading the reviews bit have to say i was pleasantly surprised. It's clear that the owners listened to the feedback of others. And honestly you are literally steps away from the ocean. It's the best location. We woke up and watched seals and dolphins. The weather wasn't great when we were there and were so comfortable inside playing have and watching the waves roll in. Such a great trip. Everything……

“The beach house was perfect for a Newport Beach and Balboa island trip. The Wi-Fi is fast, the beds are comfy, the location is fantastic! I swear the cookware and kitchen necessities are the best we’ve had at a vrbo. You are about 1/2 block from beach and two blocks from balboa ferry. Coffee shops nearby, pier and late night cocktails!”

“I read the reviews and the descriptions were pretty accurate so I wasn’t surprised. The location was amazing. We had a large extended cab truck that was about 6” too long to fit in the garage but the beach parking lot was right out front. Parking overnight was free but paid the daily and didn’t mind at all. Could walk a couple blocks for coffee, donuts, ice cream and pubs. I knew there weren’t any paper towels and that would have been nice. There was a faint sewer smell coming from the……

“This property was perfect for our family. The house had everything you could need and so much more. They had tons of toys, outdoor chairs and games to play. The kitchen was incredibly well stocked with everything we need to cook or store left overs/snacks. The hosts gave wonderful instructions before and during our stay on everything needed.
